What is LEED standard? Classification and its significance in industrial real estate

In the era of global sustainable development, the concepts of “green architecture” and “green factories” have become prerequisite criteria for major global investors. Among the most prestigious green building evaluation systems today, LEED stands out as a globally recognized gold standard.

What is the LEED standard, how many types are there, and why are industrial real estate developers in Vietnam actively pursuing this certification? Let’s explore the details with Industrial Land in this comprehensive article.

What is the LEED Standard?

LEED (Leadership in Energy and Environmental Design) is a green building certification program developed by the U.S. Green Building Council (USGBC) in 1998.

The LEED standard provides a practical framework for designing, constructing, operating, and maintaining green buildings, factories, or neighborhoods to optimize resource efficiency and minimize negative impacts on human health and the environment.

To achieve LEED certification, construction projects must undergo a rigorous assessment process based on core categories:

  • Location and Transportation

  • Sustainable Sites

  • Water Efficiency

  • Energy and Atmosphere

  • Materials and Resources

  • Indoor Environmental Quality

  • Innovation in Design

How Many Types of LEED Standards Are There?

The LEED system is designed with flexibility to apply to various types of projects. The USGBC classifies LEED into 5 main Rating Systems:

Building Design and Construction (BD+C)

Applies to newly constructed buildings or major renovations. This is the most popular standard for Ready-Built Factories (RBF), warehouses, or office buildings within industrial parks.

Interior Design and Construction (ID+C)

Dedicated to commercial interior fit-out projects (such as commercial offices, retail spaces, showrooms). This system focuses on optimizing tenant experience within indoor spaces.

Building Operations and Maintenance (O+M)

Applies to existing buildings and factories that are fully operational. This standard measures actual operational efficiency, electromechanical improvements, energy conservation, and waste reduction.

Neighborhood Development (ND)

Applies to urban planning projects or Green Industrial Parks. It evaluates transportation connectivity, eco-friendly density, natural landscape preservation, and sustainable community living.

Homes (Design and Construction)

Tailored for low-rise residential projects, villas, or high-rise apartments, ensuring a safe and energy-efficient living environment for households.

Levels of LEED Certification

A project’s score determines the level of LEED certification it receives. The LEED scale consists of a maximum of 110 points, categorized into 4 levels:

Certification Level Points Required
Certified 40 – 49 points
Silver 50 – 59 points
Gold 60 – 79 points
Platinum 80 points and above

Why LEED Standards Matter in Industrial Real Estate in 2026

As Vietnam targets its Net Zero goal by 2050, owning a LEED-certified factory brings massive competitive advantages to both industrial developers and tenants:

  • Attracting High-Quality FDI Capital: Major multinational corporations from Europe, the US, Japan, and South Korea prioritize leasing LEED-certified factories to align with their parent companies’ ESG (Environmental, Social, and Governance) commitments.

  • Significant Operational Savings: LEED-certified buildings reduce monthly electricity and water utility bills by 20% to 30% through natural lighting designs and smart water recycling systems.

  • Enhancing Worker Well-being: Advanced ventilation systems and non-toxic building materials improve labor productivity and lower sick leave rates among employees.
