Nghe An is accelerating its transformation into a new industrial real estate hub in Vietnam’s North Central region, with plans to complete investment licensing procedures for VSIP Nghe An 4 and VSIP Nghe An 5 in 2026. If this roadmap is realized, Nghe An will host five VSIP industrial parks, making it one of the provinces with the highest VSIP concentration in Vietnam. This expansion is expected to unlock significant opportunities for FDI attraction, high-tech industrial development, and industrial property value appreciation.industrial-real-estate.webp

Nghe An Accelerates Industrial Real Estate Growth with the VSIP Ecosystem

As part of its new economic development strategy, Nghe An is shifting strongly from the traditional state-led industrial infrastructure model toward attracting large-scale private industrial park developers. Among these, VSIP stands out as one of the province’s key growth drivers.

In September 2015, the VSIP Nghe An Industrial, Urban and Service Park officially broke ground in Hung Nguyen, marking a major milestone for the province’s industrial development. This was the 7th VSIP project in Vietnam and opened a new chapter for Nghe An in attracting foreign direct investment.

After more than a decade of development, the VSIP ecosystem in Nghe An is expanding rapidly:

  • VSIP Nghe An 1: 367.6 hectares of industrial land completed
  • VSIP Nghe An 2: Tho Loc Industrial Park Phase 1, 500 hectares, under development
  • VSIP Nghe An 3: 181.12 hectares, scheduled to break ground on April 30, 2026
  • VSIP Nghe An 4: targeted for investment approval before June 30, 2026
  • VSIP Nghe An 5: targeted for licensing approval before December 30, 2026

If all projects stay on schedule, Nghe An will account for 5 out of Vietnam’s 30 VSIP industrial parks.

Why Is Nghe An Becoming an Industrial Real Estate Hotspot?

1. Major Expansion of Industrial Land Following Southeast Economic Zone Adjustment

One of the most significant growth catalysts comes from the Prime Minister’s approval to expand the Southeast Nghe An Economic Zone.

Under the new plan:

  • Total area: nearly 105,000 hectares
  • Land area: approximately 93,320 hectares
  • Marine area: nearly 10,950 hectares
  • Coverage across 25 communes and wards

Compared with the previous plan, the economic zone has expanded nearly fivefold, creating substantial room for industrial real estate, logistics, manufacturing, and urban service development.

This is a critical factor helping Nghe An solve the clean land supply challenge needed to attract large-scale FDI projects.

2. Rapid Growth in Industrial Park Supply

At the beginning of 2020, Nghe An had:

  • 4 industrial parks
  • total area of over 934 hectares

Today, that number has grown to:

  • 9 industrial parks
  • total area of nearly 2,753 hectares
  • average occupancy rate above 50%
  • approximately 1,020 hectares of ready-to-lease industrial land

This rapid expansion shows that Nghe An is entering a strong industrial real estate growth cycle.

Nghe An’s Industrial Park Ecosystem Is Becoming More Diverse

Beyond VSIP, Nghe An has successfully attracted several major industrial park developers.

WHA Industrial Zone

The Thai investor is developing:

  • WHA Industrial Zone 1: 498 hectares completed
  • WHA Industrial Zone 2: over 183 hectares under site clearance

Total scale: more than 681 hectares.

Hoang Mai Industrial Park

Developed by Hoang Thinh Dat JSC:

  • Hoang Mai Industrial Park I: nearly 265 hectares completed
  • Hoang Mai Industrial Park II: nearly 335 hectares under development

Total scale: nearly 600 hectares.

Other Industrial Parks

Including:

  • Nam Cam Industrial Park
  • Bac Vinh Industrial Park
  • new industrial parks such as:
    • Tho Loc B
    • Dien Quynh
    • Ngoc Chau

This increasingly diverse ecosystem means Nghe An is no longer a single-core industrial market, but is evolving into a multi-center industrial cluster.

How Will VSIP 4 and VSIP 5 Transform Nghe An’s Position?

Attracting Higher-Quality FDI

Nghe An’s development strategy is not focused on attracting FDI at any cost.

Instead, the province prioritizes:

  • high-tech industries
  • lower dependence on low-skilled labor
  • high value-added manufacturing
  • sustainable budget contributions
  • technology transfer

VSIP is already a trusted industrial park brand among multinational corporations. Therefore, expanding with VSIP 4 and VSIP 5 is expected to significantly strengthen Nghe An’s appeal to investors from Singapore, Japan, South Korea, and Europe.

Driving Industrial Real Estate Value Growth

As industrial park supply increases, market demand is expected to rise sharply across several segments:

  • industrial land
  • ready-built factories
  • logistics warehouses
  • housing for foreign experts
  • worker accommodation
  • commercial and service facilities
  • supporting logistics services

This will create a broad ripple effect across Nghe An’s industrial real estate market.

Central Government Policies Add More Momentum

Vietnam–Singapore economic cooperation is entering a new phase.

Singapore has confirmed plans to increase the total number of VSIP industrial parks in Vietnam to 30 projects, coinciding with the 30th anniversary of VSIP’s presence in Vietnam.

At the same time, Vietnam is preparing new policy frameworks to:

  • attract stronger FDI inflows
  • promote next-generation industrial parks
  • encourage high-tech transfer
  • develop high-quality human resources

These policies are expected to create major advantages for VSIP projects in Nghe An.

Nghe An Industrial Real Estate Outlook 2026–2030

With multiple growth drivers aligning at once:

  • expansion of the Southeast Economic Zone
  • abundant industrial land reserves
  • improving infrastructure
  • the VSIP brand advantage
  • high-quality FDI inflows
  • faster investment procedure reforms

Nghe An is emerging as one of Vietnam’s most promising industrial real estate markets.

If VSIP 4 and VSIP 5 receive approvals as planned in 2026, the province will not only expand its industrial footprint but also strengthen its position as a strategic manufacturing hub in Central Vietnam.

Conclusion

The plan to approve VSIP Nghe An 4 and VSIP Nghe An 5 in 2026 is not simply about adding more industrial parks—it is a strategic move that could elevate Nghe An’s position on Vietnam’s industrial real estate map.

With abundant land resources, investor-friendly policies, synchronized infrastructure, and an expanding VSIP ecosystem, Nghe An is well-positioned to become one of Vietnam’s next major industrial growth poles.
