The Long Thanh Concentrated Digital Technology Park in Dong Nai City is gradually taking shape, with a planned area of nearly 120 hectares and an estimated investment of close to VND 1.4 trillion. Located in An Phuoc and Binh An communes, the project is envisioned as a major hub for digital technology, data infrastructure, research and development, and high-tech activities next to Long Thanh International Airport. Construction is expected to begin in the fourth quarter of 2028, with infrastructure completion targeted for the fourth quarter of 2031.
As Dong Nai accelerates the restructuring of its industrial landscape toward a high-tech, green, and smart development model, the emergence of the Long Thanh Concentrated Digital Technology Park is considered a significant step forward.
Rather than functioning as a conventional industrial park, the project is being studied as an integrated ecosystem comprising digital technology industries, data centers, research and development facilities, testing and verification zones, and specialized supporting infrastructure.
Its location near Long Thanh International Airport is especially noteworthy. This strategic position could provide a strong advantage in attracting technology companies, international investors, and highly skilled experts to Dong Nai in the coming years.
Long Thanh Digital Technology Park to Cover Nearly 120 Hectares
The Management Board of Industrial Parks and Economic Zones of Dong Nai City has announced information regarding the proposed Long Thanh Concentrated Digital Technology Park Infrastructure Development Project in An Phuoc and Binh An communes.
According to the planning study, the project will cover approximately 119.35 hectares, including:
- Around 117.05 hectares designated for the concentrated digital technology park.
- Approximately 2.3 hectares reserved for the electricity safety corridor.
The total projected investment is nearly VND 1.4 trillion.
Of this amount, approximately VND 210 billion has been contributed as equity capital, while the remaining funding is expected to be mobilized in line with the project schedule and completed by 2031.
The project is expected to operate for 50 years, starting from the date on which the investor receives approval for both the investment policy and investor selection.
The public announcement of project information is an important step in carrying out investment procedures and establishing a legal basis for selecting an investor to implement the development.
Construction Expected to Begin in Q4 2028
Under the current proposal, construction of the Long Thanh Concentrated Digital Technology Park is expected to begin in the fourth quarter of 2028.
After approximately three years of construction, the project’s infrastructure is scheduled for completion in the fourth quarter of 2031.
This means that from the initial formal planning stages in 2026 to the expected infrastructure completion at the end of 2031, the preparation and development process will span roughly five years.
Such a timeline is reasonable for a project that requires advanced technical infrastructure, reliable electricity supply, telecommunications systems, data infrastructure, and high-quality transport connectivity.
Unlike traditional industrial parks, digital technology zones require specialized infrastructure such as stable power supply, high-speed transmission networks, data systems, cybersecurity capabilities, computing facilities, and uninterrupted connectivity with external infrastructure networks.
What Functions Will the Long Thanh Digital Technology Park Include?
According to the planning proposal, the Long Thanh Concentrated Digital Technology Park will feature multiple functional areas rather than merely offering industrial land for lease.
Key components include:
Digital Technology Industrial Zone
This is expected to be one of the core functions of the project.
The zone may accommodate companies operating in information technology, electronics, telecommunications, software, digital equipment, smart technologies, automation, and other high-tech sectors.
The establishment of a specialized digital technology industrial park could support Dong Nai’s gradual transition away from traditional manufacturing models toward industries with higher technological content and greater added value.
Integrated Data Center
Another notable component is the planned integrated data center.
As the digital economy, artificial intelligence, cloud computing, and e-commerce continue to expand, demand for data centers is also increasing rapidly.
The project’s location near Ho Chi Minh City, major industrial parks in Dong Nai, and Long Thanh International Airport could create favorable conditions for developing data storage, processing, and transmission services serving enterprises throughout southern Vietnam.
Research and Development Zone
The project also includes an area dedicated to research and development, or R&D.
This will be particularly important if Dong Nai aims to attract major international technology corporations rather than only manufacturing and assembly operations.
R&D centers could support the development of new products, technology testing, software development, semiconductor design, automation, robotics, artificial intelligence, and other advanced technologies.
Technology Testing and Verification Zone
A testing and verification area is also included in the study.
These facilities would allow companies to test products, production lines, materials, equipment, and technology solutions before they are introduced into commercial production.
If developed comprehensively, this component could play a key role in building an integrated chain of research, testing, manufacturing, and commercialization within Dong Nai.
Strategic Advantage of Being Located Near Long Thanh International Airport
One of the project’s strongest advantages is its proximity to Long Thanh International Airport.
For high-tech industries, air connectivity is particularly important because electronic components, technology equipment, and other high-value products are often transported by air.
In addition to cargo movement, an international airport makes it easier for experts, engineers, corporate executives, and business partners to travel between Dong Nai and major technology hubs across Asia and the world.
As a result, the Long Thanh Digital Technology Park is being planned with strong connections to the airport and surrounding regional transportation networks.
If expressways, ring roads, and airport access routes continue to be completed as planned, the Long Thanh–An Phuoc–Binh An area could evolve into a new development cluster centered on high-tech industries, logistics, aviation, and innovation.
Planning Process Accelerated in 2026
Preparations for the Long Thanh Concentrated Digital Technology Park have progressed through several key stages.
On March 17, 2026, the Dong Nai Provincial People’s Committee issued Decision No. 929/QD-UBND, approving the planning task for the project’s 1/2,000-scale zoning plan.
This decision established the basis for further studies regarding land-use structure, transport systems, technical infrastructure, and functional planning.
In April 2026, the consulting unit continued refining the arrangement of the various functional zones.
According to the research proposal, the total study area was set at approximately 119.35 hectares.
On July 8, 2026, the Dong Nai City People’s Committee issued Decision No. 1454/QD-UBND, formally approving the 1/2,000-scale zoning plan for the Long Thanh Concentrated Digital Technology Park.
The completion of this planning stage provides an important legal basis for the project to advance to subsequent investment preparation procedures.
Dong Nai Shifts Toward High-Tech Industrial Development
The development of the Long Thanh Digital Technology Park is aligned with Dong Nai’s broader strategy to transform its industrial model.
For decades, Dong Nai has been one of Vietnam’s leading provinces in industrial park development and foreign direct investment attraction.
However, as industrial land becomes increasingly limited, more efficient land use has become a pressing priority.
Instead of continuing to expand labor-intensive and resource-intensive manufacturing, the province is increasingly prioritizing sectors with higher technological content, stronger productivity, and greater added value.
The Long Thanh Concentrated Digital Technology Park could therefore serve as one of the key projects supporting this transition.
If major technology companies are successfully attracted, the project could generate new demand for engineers, technology experts, data specialists, programmers, and highly skilled technical workers.
A 300-Hectare Innovation Zone Is Also Under Study
In addition to the nearly 120-hectare digital technology park, Dong Nai City is also studying the development of an approximately 300-hectare Innovation Zone in Binh An Commune.
The project is expected to provide space for:
- Technology research and development centers.
- Startup incubators.
- Product testing and research facilities.
- Workspaces for experts.
- Amenities supporting innovation activities.
If both developments are implemented in a coordinated manner, the Binh An–An Phuoc area could form a technology and innovation cluster covering more than 400 hectares.
The Long Thanh Digital Technology Park could focus on production, data, testing, and commercialization, while the Innovation Zone could specialize more heavily in research, entrepreneurship, idea development, and human resource training.
Together, the two projects could establish an integrated value chain of research – innovation – testing – manufacturing – logistics – export.
New Growth Driver for Industrial Real Estate Around Long Thanh
The development of major technology projects may also have broad spillover effects on the industrial real estate market around Long Thanh.
Previously, Long Thanh’s attractiveness largely stemmed from its proximity to the airport, expressways, and Ho Chi Minh City.
In the coming years, if high-tech parks, digital technology zones, and innovation centers are developed simultaneously, the area’s growth driver could shift from infrastructure expectations toward real operational demand.
Technology companies may create demand for:
- High-tech factories.
- Warehouses and logistics centers.
- Data centers.
- R&D offices.
- Expert housing.
- Commercial and hospitality services.
- Training and workforce development centers.
This could contribute to the emergence of a broader economic ecosystem around Long Thanh International Airport, extending beyond traditional aviation logistics activities.
Opportunities to Attract High-Tech FDI to Dong Nai
The Long Thanh Digital Technology Park could also become an important tool for Dong Nai to compete for high-tech foreign direct investment.
Global corporations are increasingly considering factors beyond land rental costs and labor expenses.
Digital infrastructure, electricity reliability, logistics, skilled labor, airport access, and R&D ecosystems are becoming increasingly important when investors choose new production locations.
If the Long Thanh Digital Technology Park is developed according to its intended model, it could be suitable for industries such as:
- Electronics and microelectronics.
- Information technology.
- Digital device manufacturing.
- Artificial intelligence.
- Data centers and cloud computing.
- Automation and robotics.
- Aviation technology.
- Software and digital platforms.
- High-tech research and development.
These sectors can generate substantial added value and align with Vietnam’s goal of improving the quality of incoming foreign investment.
Long Thanh Could Become a New Technology Growth Pole in Southern Vietnam
Over the coming years, the area surrounding Long Thanh International Airport could undergo major structural changes.
While Long Thanh has traditionally been associated with industrial parks, logistics land, and the international airport, its future development could increasingly be shaped by technology and innovation.
The nearly 120-hectare digital technology park, the proposed 300-hectare innovation zone, Long Thanh International Airport, expressway systems, and existing industrial parks could create substantial synergies.
However, the success of this development model will depend on infrastructure construction progress, investor selection, the quality of electricity and telecommunications systems, and the province’s ability to attract genuine technology companies.
In particular, a digital technology park must be supported by a strategy for developing highly skilled human resources and building a strong ecosystem of universities, research institutions, and enterprises rather than relying solely on land and infrastructure development.
Outlook Toward 2031
Under the current plan, the fourth quarter of 2031 is the target for completion of the Long Thanh Concentrated Digital Technology Park’s infrastructure.
If implemented on schedule, the project could become one of the notable digital technology hubs in southeastern Vietnam during the early 2030s.
With nearly VND 1.4 trillion in investment, almost 120 hectares of land, and a strategic location near Long Thanh International Airport, the project could do more than simply provide land for technology companies.
It may become a core component of a wider technology – innovation – aviation logistics ecosystem in Dong Nai.
In the long term, alongside the development of Long Thanh International Airport and major regional infrastructure projects, the area has the potential to emerge as a new destination for high-tech companies, data centers, R&D organizations, and international investors in southern Vietnam.
