Hoa Hoi Industrial Park Enters a New Growth Phase

After years of delays caused by infrastructure investment challenges and land clearance issues, Hoa Hoi Industrial Park (Hoa Hoi IP) in Hoa Hoi Commune, Gia Lai Province, is showing clear signs of revival. Phase 1 infrastructure is now largely completed, several secondary investors have begun building factories, and preparations for Phase 2 development are accelerating.Industrial-Park.webp

These positive developments are expected to transform Hoa Hoi Industrial Park into a new industrial growth driver for Vietnam’s Central Highlands region.

Phase 1 Infrastructure Nears Completion

Compared to many industrial parks across Vietnam, Hoa Hoi Industrial Park is not particularly large in scale. However, its implementation progress was previously considered slow.

For many years, the Phase 1 area, covering approximately 176.8 hectares, remained largely unfinished, with overgrown land and limited infrastructure, causing concerns among investors.

Today, the park presents a completely different picture.

The entire Phase 1 area has been leveled and divided into functional zones connected by a comprehensive internal road network.

Major infrastructure components have been completed, including:

  • Internal transportation roads.
  • Street lighting systems.
  • Fire prevention and firefighting systems.
  • Drainage infrastructure.
  • Landscaping and green spaces.
  • Industrial power supply network.

Most notably, the centralized wastewater treatment plant for Phase 1, with a capacity of 1,200 cubic meters per day, has been completed and put into operation, ensuring environmental compliance for future tenants.

Water Supply System to Be Completed in June 2026

According to the project schedule, the clean water distribution pipeline throughout Hoa Hoi Industrial Park is expected to be completed by mid-June 2026.

Once operational, the system will provide a stable water supply for:

  • Industrial production activities.
  • Employee living needs.
  • Supporting commercial services within the industrial park.

This marks an important milestone in improving the park’s readiness to welcome new investors.

Positive Progress in Investment Attraction

Alongside infrastructure development, investment promotion efforts have also produced encouraging results.

Currently:

  • Four foreign-invested enterprises are constructing manufacturing facilities within the industrial park.
  • Three additional companies have signed preliminary agreements to develop new projects.
  • The total registered investment value of these new projects is estimated at USD 42 million.

The growing presence of international investors demonstrates increasing confidence in Gia Lai’s industrial development potential and Hoa Hoi Industrial Park’s long-term prospects.

Preparing for Phase 2 Expansion of More Than 88 Hectares

While completing Phase 1 infrastructure, the developer is actively coordinating with local authorities to prepare for the implementation of Phase 2.

The expansion phase will cover more than 88 hectares, creating additional industrial land to accommodate growing investor demand.

Current preparations include:

  • Cadastral surveying.
  • Technical documentation completion.
  • Land-use status verification.
  • Compensation and site clearance planning.
  • Budget preparation for compensation payments.

The expansion is expected to provide significant room for future industrial development.

Accelerating Land Clearance Efforts

According to preliminary assessments, approximately 154 households will be affected by Phase 2 development.

Among them:

  • Around 20 households will require relocation and resettlement.

Local authorities have already:

  • Established dedicated support teams.
  • Conducted public consultation meetings.
  • Publicized project planning information.
  • Surveyed affected land areas.
  • Prepared resettlement land plots.

These efforts aim to ensure transparency, community support, and smooth project implementation.

Gia Lai Benefits from Industrial Relocation Trends

As industrial parks in Vietnam’s southern economic region become increasingly occupied and land costs continue to rise, provinces with larger land reserves such as Gia Lai are emerging as attractive alternatives for investors.

Hoa Hoi Industrial Park offers several advantages:

Abundant Land Availability

The project provides long-term expansion opportunities and accommodates large-scale industrial developments.

Competitive Investment Costs

Land lease rates and labor costs remain lower than many industrial parks in Southeast Vietnam.

Improving Transportation Connectivity

Major infrastructure investments throughout the Central Highlands are enhancing connections to seaports and key economic centers.

Young and Available Workforce

Gia Lai possesses a growing labor force capable of supporting manufacturing and industrial activities.

Industrial Real Estate Potential in Gia Lai

The revival of Hoa Hoi Industrial Park creates opportunities not only for industrial production but also for the broader industrial real estate sector in Gia Lai.

Demand is expected to increase for:

  • Ready-built factories.
  • Logistics warehouses.
  • Worker housing.
  • Industrial support services.

As more factories become operational, Gia Lai has the opportunity to develop a complete industrial ecosystem that generates employment and boosts local economic growth.

Conclusion

After years of stagnation, Hoa Hoi Industrial Park is demonstrating strong signs of recovery. With Phase 1 infrastructure largely completed, new investment commitments totaling USD 42 million, and an upcoming Phase 2 expansion of more than 88 hectares, the project is entering a promising new chapter.

As industrial investment increasingly shifts toward provinces with abundant land resources and competitive costs, Hoa Hoi Industrial Park is well positioned to become one of Gia Lai’s key industrial development hubs and a major investment destination in Vietnam’s Central Highlands over the coming years.
