Northern Dong Nai Emerges as a New Industrial Development Hub

To ensure sustainable and balanced economic growth, Dong Nai City is actively attracting investment into its northern region, particularly in industrial development and high-tech agriculture. With abundant industrial land reserves and growing infrastructure connectivity, the area is becoming an attractive destination for industrial park developers and investors seeking long-term opportunities.industrial-parks.webp

For decades, Dong Nai has been recognized as one of Vietnam’s leading industrial centers. Under the approved development plan to 2030, the city is expected to have 89 industrial parks, of which 58 have already been established.

However, if investment continues to concentrate only in traditional industrial hubs such as Bien Hoa, Long Thanh, Nhon Trach, and Trang Bom, it could create regional imbalances and prevent the full utilization of available land and development potential.

Therefore, Dong Nai’s leadership has prioritized expanding industrial development into the northern region to promote more balanced growth and reduce development disparities between urban and rural areas.

Unlocking Vast Industrial Land Resources

Following administrative restructuring, Dong Nai has accelerated efforts to improve infrastructure and attract industrial investment into the northern area, formerly part of Binh Phuoc Province.

The strategy aims to:

  • Maximize industrial land utilization.
  • Create new economic growth drivers.
  • Reduce regional development gaps.
  • Attract high-quality investment projects.
  • Promote sustainable urban and industrial expansion.

Local authorities have emphasized a development approach in which infrastructure investment and economic development move forward together, with priority given to northern districts and communes.

Major Infrastructure Projects Driving Growth

To support industrial expansion, Dong Nai is investing heavily in transportation infrastructure.

Ma Da Bridge Project

Construction of the Ma Da Bridge began in late 2025 with a total investment of more than VND 192 billion.

The project is expected to:

  • Improve regional connectivity.
  • Facilitate transportation and logistics.
  • Support industrial development.
  • Enhance access to future industrial zones.

In addition, Dong Nai’s Party Standing Committee has approved plans for a major road connecting Ma Da Bridge to Ho Chi Minh City Ring Road 4.

The route will feature:

  • Eight traffic lanes.
  • Modern transport infrastructure.
  • Strategic logistics connectivity.
  • Enhanced freight transportation capacity.

This project is expected to become a key transportation corridor linking northern Dong Nai with major economic centers in Southern Vietnam.

Strategic Gateway Between Southeast Vietnam and the Central Highlands

Economic experts believe that the northern region gives Dong Nai a unique competitive advantage.

According to economist Dr. Tran Du Lich, the area was historically considered a strategic reserve for industrialization in Southeast Vietnam.

Today, the region serves as:

  • A gateway connecting Southeast Vietnam and the Central Highlands.
  • A bridge linking industrial zones with Cambodia.
  • A future industrial and urban development corridor.
  • A logistics hub supporting regional economic integration.

These advantages position Dong Nai as one of the most strategically located industrial regions in Vietnam.

Sonadezi Takes the Lead in Exploring Northern Development Opportunities

In response to Dong Nai’s industrial expansion strategy, several major investors have begun exploring opportunities in the northern region.

Among them is Sonadezi Corporation, one of Vietnam’s leading industrial infrastructure developers.

Sonadezi currently operates:

  • 17 member companies.
  • 13 industrial parks and industrial clusters.
  • A comprehensive ecosystem including:
    • Industrial infrastructure.
    • Water supply.
    • Environmental services.
    • Logistics.
    • Urban services.

Since late 2025, Sonadezi and its subsidiaries have conducted surveys and feasibility studies in:

  • Tan Loi.
  • Tan Khai.
  • Dong Phu.
  • Chon Thanh.
  • Minh Hung.
  • Nha Bich.

The objective is to identify opportunities for industrial park development, residential projects, logistics centers, and technical infrastructure investments.

Nha Bich Becomes a New Investment Hotspot

Among the northern localities, Nha Bich has emerged as one of the most promising destinations for future investment.

On May 29, representatives from the Department of Construction and Sonadezi conducted site surveys and meetings with local authorities to discuss development opportunities.

Under Dong Nai’s master plan for 2021–2030, with a vision to 2050, Nha Bich is expected to evolve into a modern urban area and eventually be upgraded to ward status.

Several key projects are being proposed to attract investors, including:

Nha Bich Logistics Center

  • Modern logistics hub.
  • Warehousing facilities.
  • Freight distribution center.

Nha Bich Industrial Park

  • High-tech industries.
  • Manufacturing projects.
  • Supporting industries.

Minh Lap Industrial Park

  • Large-scale industrial development.
  • FDI-focused manufacturing investment.

Nha Bich Golf, Urban and Commercial Complex

  • High-end urban development.
  • Commercial services.
  • Eco-tourism facilities.

Senior Care and Healthcare Project

  • Healthcare services.
  • Modern social infrastructure.
  • Community support facilities.

Strong Opportunities for FDI and High-Tech Industries

Dong Nai’s strategy to expand industrial development into the northern region is creating significant opportunities for both domestic and international investors.

Key advantages include:

  • Large land reserves.
  • Rapidly improving infrastructure.
  • Competitive development costs.
  • Strong regional connectivity.
  • Logistics potential.
  • Clear investment support policies.

As multinational corporations continue diversifying their supply chains and expanding manufacturing operations in Vietnam, northern Dong Nai is well-positioned to become a new center for industry, logistics, and high-tech investment.

Toward Balanced and Sustainable Development

Dong Nai’s industrial expansion strategy is not solely focused on economic growth. It is also designed to promote balanced regional development and improve living standards across the city.

As transportation networks, industrial parks, logistics centers, and urban infrastructure continue to develop, the gap between central urban areas and northern communities is expected to narrow significantly.

With strong government support and growing interest from major investors such as Sonadezi, northern Dong Nai is emerging as a new growth engine that could play a vital role in the city’s long-term vision of becoming a leading industrial, logistics, and service hub in Vietnam.
