Đồng Nai expands industrial development space with projects totaling over 1,300 hectares

The conversion of more than 900 hectares of rubber plantation land into three large-scale industrial parks is creating a major turning point for industrial real estate in Đồng Nai. With a combined area exceeding 1,300 hectares and total investment capital surpassing VND 5.600 trillion, these projects are expected to become key drivers of industrial growth and new FDI inflows in southern Vietnam.industrial-parks.webp

On June 19, 2025, the former Bình Phước Provincial People’s Committee (now part of Đồng Nai Province) officially approved three industrial park projects aimed at developing synchronized technical infrastructure and attracting secondary investors for manufacturing and business activities.

According to experts, expanding industrial land reserves amid the continued shift of global FDI into Vietnam will strengthen Đồng Nai’s competitive advantage in attracting international investment.

Đồng Nơ Industrial Park Covers More Than 442 Hectares With Investment Exceeding VND 1.812 Trillion

The project targets modern industrial and innovation-oriented development

Among the approved projects, Đồng Nơ Industrial Park has a planned area of approximately 442.6 hectares and is being developed by Ninh Phong Development Investment Joint Stock Company.

The project has total investment capital of more than VND 1.812 trillion, including:

  • Approximately VND 272 billion in investor equity.
  • The remaining capital mobilized from other legal funding sources.

According to Decision No. 1262/QĐ-UBND:

  • The project has an operational term of 50 years.
  • The duration is calculated from the date of land allocation or lease.

The company’s legal representative is Vũ Tuấn Anh, who currently serves as Chairman of the Board and General Director.

According to the implementation roadmap:

  • From Q2 to Q4/2025, the project will complete investment approval procedures.
  • From late 2025 to early 2027, the focus will be on site clearance and legal procedures.
  • Infrastructure construction is scheduled to begin in 2027.

Approximately 60% of the infrastructure is expected to be completed before 2029, while the entire project is targeted for completion by 2030.

At the same time, efforts to attract secondary investors are expected to begin in 2027 alongside infrastructure development.

Analysts believe the parallel strategy of:

  • Infrastructure construction.
  • Manufacturing investor attraction.

will accelerate occupancy rates and optimize investment efficiency.

More Than 431 Hectares of Rubber Plantation Land to Be Converted for Industrial Development

Rubber land becomes a new industrial growth driver

The project site currently consists mainly of rubber plantation land covering approximately 431.53 hectares managed by Bình Long Rubber One Member Co., Ltd..

Most of the area currently includes:

  • Long-term industrial crops.
  • Internal roads serving agricultural production.

According to experts, converting rubber plantation land into industrial land will:

  • Expand industrial development space.
  • Increase local budget revenues.
  • Create new jobs.
  • Attract stronger FDI inflows.

However, the process also requires:

  • Transparent compensation mechanisms.
  • Strict site clearance management.
  • Protection of residents’ rights.
  • Environmental impact control.

Bình Phước Industrial Park Covers Nearly 450 Hectares With Investment of More Than VND 1.850 Trillion

Aiming to develop a modern industrial and logistics ecosystem

In addition to Đồng Nơ Industrial Park, the provincial authorities also issued:

  • Decision No. 1263/QĐ-UBND.
  • Decision No. 1264/QĐ-UBND.

approving Thành Phương Real Estate Investment Joint Stock Company as the investor for two additional industrial parks with a combined area of nearly 1,000 hectares.

Among them, Bình Phước Industrial Park has:

  • A scale of approximately 450 hectares.
  • Total investment capital exceeding VND 1.850 trillion.

The company’s legal representative is Phạm Hương Trang.

The project is planned under a modern industrial model featuring:

  • Synchronized infrastructure.
  • Integrated warehousing and logistics systems.

Within the land-use structure:

  • Most of the area is allocated to factories and warehouses.
  • Administrative and service zones are separated.
  • Accommodation and technical infrastructure areas support operations.

Green Spaces and Internal Infrastructure Planned in a Synchronized Manner

Đồng Nai aims for sustainable industrial park development

  • Water regulation systems.
  • Modern internal transportation infrastructure.

According to the planning scheme:

  • Internal roads will provide convenient connectivity.
  • Functional zones will be efficiently linked.
  • External infrastructure integration will be optimized.

Experts believe the industrial park development trend is no longer focused solely on:

  • Leasing industrial land.

Instead, the market is shifting toward:

  • Green industrial parks.
  • Industrial ecosystems.
  • Integrated logistics.
  • Sustainable development.
